Householder planning applications are those which only include works to or within the curtilage of a single dwelling house.

Pre-Applications

A pre-application (or 'pre-app') is an opportunity to submit an initial or draft version of your planning application development to the Local Planning Authority to understand their initial views on a development.

A pre-application can be as high-level or detailed as you like; however, you are likely to receive a response which mirrors the extent of detail you provide. I.e.- the more specific you can be, the more detailed a response the Council will usually provide!

If you are considering a particularly controversial scheme or a development on a constrained site, you may consider submitting a pre-application first, to better understand the Council's views on the development and your chances of success, prior to taking the time and expense to prepare a full planning application.

Major and Strategic Developments

Major developments are, typically, more complex and involved projects which involve larger sites and more development, typically over 10 homes, 1,000sqm of new floorspace, or sites over 1 hectare in area. When major developments are brought forward, the considerations are much greater, as these schemes have the potential to shape the character and future of an area.
